Know the signs of a leaking roof in need of repair

In the following situations, it is important to call a roofing professional to inspect your roof to determine the root cause of water leakage. Even small leaks can lead to major damage to ceilings, walls, flooring, and insulation, leading to mold problems.

Building Interior


  • Ceiling Stains, Spots, or Bubbles may be warning signs of water leakage. Water spots or stains may form a puddle spreading out from the center and are brownish. Check for spots and water stains in corners and nooks, and walls. Bubbling on the ceiling may indicate moisture trapped between the paint and the drywall. (Especially after heavy rainfall). It is best to pop the bubble to determine if it is water-laden and prevent it from expanding.
  • Stains Around a Bathroom Fan: Ceiling stains surrounding your bath fan may indicate a leak from a roof vent cap.
  • Mold and Mildew: Water leakage can lead to mold or mildew formation. Which can spread throughout the structure of the building. It can also enter your HVAC (Heating, Ventilation & Air Conditioning) system, resulting in serious respiratory and other health-related problems.
  • Sagging, Buckled, or Bowing Drywall: Any mentioned above may indicate water leaking between drywall separating the building’s interior walls.
  • Attic Inspection: Check the attic for any signs of mold, wood discoloration, or open cracks in the rafters. Wet insulation would be another indication of water leakage. Also, check for rusted or leaking pipes. 

Building Exterior


  • Buckling, curling, or broken roof shingles could indicate that water is getting in through the shingles.
  • Exterior walls: The presence of mold, fungi, algae, or moss are growths that thrive in wet conditions (especially in sun-exposed areas). These can be caused by a leaking roof seeping water into your walls.
  • Gutter Leaks, Rusted & Clogged Gutters: Rusty spots or seams that have opened up due to contraction or expansion. Look for missing gutter aprons. A gutter apron is an overlay of flashing secured under the shingles and over the gutter.
  • Eaves, Flashing, and Headwal intersect where a roof meets a wall. Without the headwall, roof runoff flows down the wall and possibly into the wall. Where a window or door is immediately below, water can seep behind the trim. Flashing is made of metal material. It secures the joints in the roof and protects the vulnerable areas that usually receive a lot of water. If a piece becomes loose or rusts, the water will run behind it and into the building.
  • Roof Vents: Check for damage due to cracks on plastic vents and broken seams on metal vents that can result in water seepage into the building.
  • Chimneys: Check the flashing around the base of the chimney for cracks or rusting.
